Vibrancy through varying densities Different densities offer entirely different qualities, and when juxtaposed, they can create a distinctly heterogeneous and vibrant city. The density concentration proposed by us on Flüelastrasse achieves a careful and precise integration into the heterogeneous urban fabric of the surroundings. Thanks to this concentration, a large part of the plot is relieved from high densification pressure. This allows for a pragmatic approach to the polarising question of how to deal with the existing buildings. Our project proposal demonstrates that the task can be fulfilled with utmost urban planning quality, even though three existing buildings are retained. A total demolition is neither sensible nor necessary. Consistently, we develop two identities: The “urban” block takes up the urban transformation initiated with the James Areal and complements it with another volume. The “neighbourhood” block gains significantly in quality through a large, new and high-quality green space.
A framework as connection True urbanity can only emerge from the overlapping of spaces and interaction with the surroundings. While we differentiate the two worlds in their different characters and qualities, they are connected by an overarching framework structure. In terms of volume and placement, the new buildings engage in dialogue with the existing buildings, which have been vertically extended, and calm their projections and recesses to a situationally appropriate level. The framework extending across all courtyard façades not only strengthens this visual dialogue but also allows residents to access both worlds via the corridors and experience an expansion of their living space: the varied amenities include the green residential courtyard, the works yard, the studio alley and the always sunny rooftop terraces.
In an east-west direction, the area is flanked by the Edelweiss Park, which creates a common identity and establishes a connection to the neighbouring buildings to the south. This park is intersected by the Studio Alley, a continuation of an alley starting in the James Areal. At the intersection of these two main axes, a small neighbourhood square is laid out, which sets an accent in the urban fabric. The residential courtyard of the “neighbourhood” block is a private green space, a quiet oasis with high ecological quality. Its counterpart is the works yard in the urban block, which is accessible from all directions and, as an extension of the street, provides an attractive commercial space.
