The aim of the urban design is to integrate the development naturally into the existing context. At the same time, it is orientated towards two sides, each with a different atmosphere, to counteract the noise pollution emanating from Seetalstrasse. The façade facing this busy boulevard has an urban appearance. Brick serves as a robust and durable material. Commercial and bicycle spaces enliven the ground floor zone and simultaneously act as a protective barrier for the rooms oriented towards the other side. The courtyard houses in the second row are planned in timber construction. Façade greening on the front sides of the balconies conveys a sense of privacy and connects the buildings with their surroundings.

The design offers a differentiated permeability within the quarter and, with its sequence of groves in the layout of the outdoor areas, defines clear squares and high-quality outdoor spaces with varied atmospheres for the residents. The groves are each assigned specific uses, while the squares are used by communal functions located on the ground floor.

In the long building on Seetalstrasse, maisonettes are located on the ground and top floors, which are accessed from the outside. The small flats are accessible from shortened gallery corridors and follow a certain regularity in their floor plan. The majority of flats are laid out with an orientation towards two sides and the respective floor plan structure is based on the location on the plot itself. All rooms are arranged on the side facing away from the noise. Towards the south, the building volume is complemented by a sequenced layer of balconies.

The flats in the courtyard houses align with the building volume through their clear arrangement with corner balconies. Due to its urban location, the building on Eschenstrasse acts as a mediator in the overall structure and accommodates a mix of the offered flat typologies. The private outdoor spaces facing Eschenstrasse are integrated as loggias into the building volume, while towards the south, the theme of corner balconies is taken up again. There is a flat on the raised ground floor, while the top floor houses the maisonettes.
